Staying Connected at The Villas

The Villas at GentleBrook offer peacefully quiet living conveniently close to modern amenities for people age 55 and older, said Norm Wengerd, CEO of GentleBrook, the non-profit that has been serving seniors and individuals with intellectual and developmental disabilities for almost 50 years.

In May, The villas’ first residents are expected to move in, and a model is now open for viewing by people who would like to join them.  The first phase of the senior community will have 51 single and duplex units starting at $317,900.

The model, which opened in March, represents the Woodland – the largest style home available in The Villas at 1,705 square feet and a price starting at $394,000.

“The model includes many upgrades including a three-car garage, a finished basement and a screened-in back porch,” said Phyllis Shaffer, sales consultant.  “In the finished basement, we added a third bedroom and an additional full bathroom, all of which brings the total living space to 2,900 square feet.”

The smallest home in The Villas is the Sunnyside, a 1,318 square-foot duplex.  The Meadowview is the 1,528 square-foot mid-range options, which starts at $330,900 for a duplex and $379.900 for the single unit.

All homes in The Villas feature single-story, open floor plans that are designed for functionality, Shaffer said.  The homes have two-car garages, full basements, two bed-rooms, two and ½ baths, large kitchens, dining and living room areas, with quartz countertops, stainless steel appliances, and gorgeous wood cabinetry.  The kitchens feature walk-in pantries, and the bedrooms have walk-in closets.

“The Villas are designed for people who want to age in place and to be closely connected to the services that are available right on and near the GentleBrook campus,” Wengerd said.  “Residents may have peace of mind knowing that if they someday need to transition to assisted living or memory care they can stay right on the same campus.”

While located on the quiet GentleBrook property, away from through traffic, The Villas are in a convenient location close to the amenities of Hartville, he said.

“You can just walk a block or two and you’re at our Front Porch Café and you’re very close to restaurants, grocery stores and other shopping areas,” he said.  “We have recreational activities close by as well, such as the GentleBrook Recreation Center.  Residents at The Villas may want to enjoy the pool – and Hartville Memorial Park also is nearby.”

James Miller, vice president of senior services, said The Villas’ homes will be built with exceptional quality.

“John Hershberger, is very hands-on with overseeing the construction management, and we have hand selected the contractors here to make sure we get a quality product,” Miller said.  “We’re using high-quality materials such as our sub floor decking, which is the best in the industry.  Our skilled framers have a lot of experience and do a nice job of making sure everything comes together square.  They pay meticulous attention to detail to be sure that everything fits together perfectly for a solid product.”

GentleBrook will manage The Villas and take care of all of the property maintenance, landscaping and snow removal, Wengerd said.

 


GentleBrook was established in 1974 by Glen and Lois Yoder – along with a group of local church and community leaders – to provide a home and services for people with developmental disabilities.  Along with Hartville Meadows, a residential facility for developmentally disable people, GentleBrook also offers services that support the lifelong needs of its clients.

“Over the years, the organization has focused almost exclusively on individuals with intellectual and developmental disabilities and their families,” Wengerd said.  “But the organization’s founding documents include a focus on fulfilling the residential needs of seniors as they age.  We began that work with The Homestead facility, and we’re continuing to fulfill that need with The Villas.
